What Is Hollister Ranch?

Hollister Ranch is one of the most extraordinary and least understood pieces of real estate in California. Stretching across roughly 14,400 acres of pristine coastal land along the Santa Barbara County coastline northwest of Santa Barbara, it is a private ranch community unlike anything else in the state — and arguably in the country.

Most people have never heard of it. Those who have can rarely tell you exactly what it is. And that deliberate obscurity is entirely by design.

Hollister Ranch is a private, gated coastal ranch community consisting of approximately 135 parcels, each a minimum of 100 acres, stretching along 8.5 miles of the most spectacular and unspoiled coastline in Southern California. There are no hotels, no restaurants, no retail, no public access. Just land, ocean, mountains, wildlife — and a small community of owners who fiercely protect the privacy and character of what they have.

My family has a deep personal connection to Hollister Ranch. My family owns a 100-acre parcel there — a stunning property with a main house, a guest house, and a barn. I've spent time on the Ranch and experienced firsthand what makes it unlike anything else. When I tell you it is extraordinary, I am not using a realtor's superlatives. I am telling you what I've seen with my own eyes.


The History and Character of Hollister Ranch

The land that is now Hollister Ranch was originally part of the historic Rancho Nojoqui, a Spanish and Mexican-era land grant. The Hollister family — one of California's great ranching dynasties — held the land for generations before it was subdivided into its current parcel structure in the early 1970s.

The subdivision was designed from the beginning to preserve the land's character. Parcels were kept large — 100 acres minimum — and a strict set of CC&Rs (covenants, conditions, and restrictions) governs what can be built and how the land can be used. The result, more than 50 years later, is a coastal landscape that looks remarkably similar to what the Chumash would have known: rolling golden hills, ancient oak trees, seasonal streams, coastal sage scrub, and miles of wild beach accessible only to property owners.

The ranch has its own road system, its own security gate, and its own governance structure through the Hollister Ranch Owners Association. Getting through the gate requires either ownership or an invitation from an owner. There are no exceptions.


What Hollister Ranch Offers

Land. Each parcel is a minimum of 100 acres. Many are larger. This is not a lot — it is a working landscape, a private nature preserve, a family legacy. The scale of it takes your breath away the first time you drive through the gate.

Coastline. The Ranch's 8.5 miles of private coastline includes some of the best surf breaks in California — Cojo, Government Point, and others — known to serious surfers worldwide but accessible only to owners and their guests. The beaches are wild, uncrowded, and pristine in a way that is simply impossible to find anywhere else on the Southern California coast.

Wildlife and Nature. Hollister Ranch is a functioning ecosystem. Deer, fox, raptors, migratory birds, and marine mammals are all part of daily life here. The oak woodlands, coastal scrub, and riparian corridors on each parcel support biodiversity that has largely been lost from the surrounding region.

Structures. Each parcel is entitled to a main residence, a guest house, and agricultural outbuildings. Many parcels have been thoughtfully developed with compound-style improvements — main house, guest house, barn, caretaker's quarters — that allow for multigenerational family use while leaving the vast majority of the land untouched. My family's parcel is a perfect example: 100 acres with a main house, guest house, and barn, used as a family retreat and working ranch property.

Surf. It deserves its own mention. The waves at Hollister Ranch are legendary. Cojo Point and Government Point are world-class breaks that have been surfed by the best surfers in the world — but only with owner access. For surf-oriented buyers, this is one of the most compelling aspects of ownership.


Hollister Ranch Real Estate: What to Expect

Rarity. In a typical year, only 2–5 Hollister Ranch parcels change hands. This is one of the thinnest markets in California real estate — not because properties aren't valuable, but because owners almost never want to sell. The Ranch tends to be held across generations.

Price Range: Hollister Ranch parcels have historically traded from approximately $1.5M on the low end (raw land, minimal improvements) to $8M–$15M+ for fully developed parcels with significant improvements, premium coastal position, and surf access. Pricing is highly dependent on parcel location, coastal access, existing structures, and water rights.

What Drives Value:

  • Proximity to the coast and quality of surf access
  • Existing improvements (main house, guest house, barn, infrastructure)
  • Water — wells and water rights are critical and vary significantly by parcel
  • Views — ocean views from the building envelope are highly prized
  • Road access and terrain within the parcel

The Transfer Process. Buying at Hollister Ranch is not like buying a typical property. The Hollister Ranch Owners Association has approval rights over transfers, and buyers must go through an orientation and approval process. This is not a barrier for serious buyers — but it does mean you need a realtor who understands how the process works and has relationships within the community. I do.

Off-Market is the Norm. The vast majority of Hollister Ranch transactions happen off-market, through personal connections and word of mouth within the owner community. Public MLS listings for Hollister Ranch are rare. If you wait for one to appear on Zillow, you will be waiting a long time — and likely missing the best opportunities. Being connected to the Ranch community, as I am through my family, is how you hear about what's available before anyone else does.


Frequently Asked Questions About Hollister Ranch

Is Hollister Ranch really private? Completely. The Ranch is accessed through a staffed security gate on Highway 1. No public access is permitted — not to the beaches, not to the roads, not to any part of the property. This has been the subject of ongoing legal disputes between the State of California (which argues for coastal access) and the Ranch owners. As of now, the Ranch remains private.

Can anyone buy at Hollister Ranch? Technically yes — it's a real estate transaction like any other. But the Hollister Ranch Owners Association has transfer approval rights, and buyers go through an orientation and vetting process. It is not onerous for serious buyers, but it is a real step that requires understanding and preparation.

What are the annual costs of ownership? Owners pay annual dues to the Hollister Ranch Owners Association, which covers road maintenance, security, and common area management. Water and infrastructure costs vary by parcel. Overall carrying costs are meaningful but reasonable relative to the value of what ownership provides.

Can I build on my parcel? Yes, within the Ranch's strict CC&Rs. Each parcel is entitled to a main residence, guest house, and agricultural outbuildings. Architecture and siting must be approved through the Ranch's design review process, which is intended to preserve the visual character of the landscape. The result is that existing improvements on the Ranch tend to be thoughtfully sited and designed.

What about the surf access controversy? Hollister Ranch's surf breaks — particularly Cojo and Government Point — are among the most coveted in California. The state has long sought public access to the coastline. As of now, the Ranch remains private, and surf access remains exclusive to owners and guests. This is a meaningful part of the Ranch's value proposition and something buyers should understand in context.

Hollister Ranch ownership is not for everyone. It requires a long-term mindset, a real appreciation for land and nature, and the financial capacity to carry a significant asset that doesn't generate income. But for the right buyer — someone who wants a true legacy property, a private family retreat, or simply the most extraordinary piece of California land still available — there is nothing that compares.
