Samarkand is one of Santa Barbara's most established and beloved residential neighborhoods, sitting in the upper State Street corridor between downtown and the foothills. Roughly bounded by State Street to the west, Highway 101 to the south, and the hillside neighborhoods above, Samarkand is a mature, tree-lined community of mostly single-family homes that offers something increasingly rare in Santa Barbara: genuine walkability, real neighborhood character, and relatively accessible price points compared to the estates of Hope Ranch or Montecito.
The name itself comes from the old Samarkand Hotel, a Persian-inspired resort that operated here in the early 20th century and helped shape the neighborhood's exotic, romantic identity. That history gives Samarkand a sense of place that newer developments simply can't manufacture.

Mature Tree Canopy. One of Samarkand's most distinctive features is its incredible tree cover. The streets are lined with mature oaks, eucalyptus, and palms that give the neighborhood a shaded, established feel you simply can't replicate in newer developments. Walking through Samarkand on a summer afternoon feels like a completely different city than the sun-blasted flatlands closer to the coast.
Architectural Character. Samarkand's housing stock spans the early-to-mid 20th century, with a mix of Spanish Colonial Revival, California Craftsman, and mid-century ranch homes. Many have been lovingly updated while retaining their original character. You won't find cookie-cutter construction here — nearly every home has its own story.
A Real Neighborhood Feel. With a median age of 58 and long-term residents who have lived here for decades, Samarkand has the kind of social fabric that newer subdivisions spend years trying to build. People know their neighbors here. It shows.
Mountain Views. Many Samarkand properties enjoy views of the Santa Ynez Mountains rising directly to the north — one of Santa Barbara's most dramatic and beautiful backdrops, and a daily reminder of why people move here in the first place.

It also tends to be overlooked by buyers who come in focused on Montecito or Hope Ranch and don't realize that Samarkand exists. When those buyers discover it — especially after seeing what their budget gets them elsewhere — they often pivot fast.
